Common Reasons to be Declined – Incomplete application, previous evictions, active collections from landlords, credit score below 650 or no credit, insufficient income, unsatisfactory references, bankruptcies, more than 2 pets (no aggressive breeds allowed), excess vehicles, and move in dates later than the available date can also be a reason for a declined application. Additionally, criminal records are reviewed on a case-by-case basis and may be grounds for denial. Lack of income or credit will not be a disqualifying factor for students currently enrolled full-time in an accredited college or university.
